Three Tips for Planning Your Remodel

Remodeling your home can be an exciting time! It can even be profitable, considering how cosmetic repairs can end up recouping up to 71.2% of their cost!

However, balancing a fresh approach with the already existing design elements can be challenging. If you're thinking it might be time for a remodel, we have some pointers that can help steer you in the right direction.

Here are our top 3 tips to focus on when planning a remodel.

1. Consider existing elements

Since you'll want your space to flow well together, in most cases it's best to maintain some of the original elements. It can be tricky to decide which details will have charm and which ones will look out of place. That's why Fine Point Homes works through design elements with all of our construction clients to make sure everyone is satisfied with the final outcome.

Start by focusing on functionality and usability of space. You may have a number of exciting ideas for changes, but plans which are great in concept may not pan out that way when it comes out of the imagination. With the proper guidance, you can develop your home to feel fresh, authentic, and functional all at the same time!

2. Where to start

The most used and often most attention-grabbing room in your home is the kitchen.. As such, it should get first dibs in a remodel.

Of course, if you've already updated the kitchen or simply prefer the way it currently looks, we suggest moving on to the floors next.

Flooring, particularly if scratched, damaged, or dated, is one of the first things people notice when entering your home. It sets the tone for every room in the house. If they're outdated or significantly damaged, you'll be working your way up from a bad first impression every time you have a visitor.

The good news is, replacing floors is a relatively simple and straightforward job, limiting additional risks that come with other areas of the house. A side benefit of its simplicity is the timing. Floors are generally fast to remodel, so you can get them out of the way and move on to more exciting areas.

3. Keep in mind resale value

After the kitchen and floors, our best advice is to look to the bathrooms next. The bathrooms are the second highest-impact rooms besides the kitchen. They help shape the perception of your guests or potential buyers, should you decide to sell your home. The primary reason for this is simply the sheer number of elements in a bathroom. While your living and dining room rely largely on furniture for decoration, the bathrooms have sinks, faucets, cabinets, tubs and often windows—all aspects of the room that can add to or take away from an aesthetic.

Simply put, if you’re planning a remodel before selling, think about making changes that will act as a significant hook for the buyer.

There are endless directions you could take when it comes to remodeling your home. However, if you take our advice and lead with the kitchen, floors, and bathroom, you'll be off to a great start!

Fine Point Homes believes in cutting through the confusion around your perfect home - whether that’s buying new or upgrading your existing house. We simplify the process and stay in touch during every aspect so that you always know what comes next.
