Our Process
Buying and selling homes should be exciting. You should end the process thrilled with the experience and even more excited about the result, whether that’s a new home or money in the bank. Unfortunately, with so many variables, the real estate process has become more difficult to navigate.
Fine Point Homes Real Estate is looking to simplify the process and bring the joy back to finding your new home or selling your old one. Led by Leah Littenberg, our team focuses on education, communication and years of experience to ensure you know exactly what’s happening as well as what’s next.
The Buying Process
Planning - During our initial meeting, we will walk through exactly what you’re looking for. This includes a conversation about the lifestyle you want, your price range and the location of your new home. We will also discuss the current real estate market and develop a game plan together to find you the right house at a price you’re most comfortable with.
Searching - It’s time to look! Together with Fine Point Homes, we’ll find homes that best fit your criteria through the MLS, off market listings, FSBOs and new builds. With your approval, we will give the sellers a heads up and go see the homes.
Negotiations - Once we find the right home for you, we will start the process of negotiating. After discussing everything we want to include in the offer like the sales price and closing date, and with a preapproval letter in hand, we will contact the seller’s listing agent.
The Option Period - Congratulations! The seller has accepted your offer! This starts the option period where we deliver certain fees, get the home inspected and talk through any necessary repairs with the sellers.
Pending - You’ve decided to move forward with the new home, ending the option period. At this point, the lender and title companies do their backend work. This includes ordering the appraisal and a title search.
Closing Time - After a final walkthrough to ensure the house is how we want it, you will sign documents at the title company and wire your down payment and closing costs. Finally, you’ll have the keys to your new home!
Although the home buying process comes to a close, our relationship doesn’t. We’ll provide our one of a kind Homeowner’s Manual and be here to provide any vendor recommendation you may need, including our very own construction arm.
The Selling Process
Planning - In our initial meeting, we will walk through your goals in selling your current home. This includes a conversation about the price range you’re hoping to sell for and why you’re looking to sell. We will also discuss the current real estate market, developing a game plan for finding you the right buyer.
Improvements (if needed) - Once we know our goals and have a game plan in place, our team will create a list of improvements for the house to get us ready to put it on the market. We ensure that you’re spending your money in all of the right places versus doing unnecessary updates that won’t add value to the sale.
Pre marketing - Once any updates are made, we will ensure your home looks in tip top shape by bringing in a professional stager. Once the home is staged, the professional photographers will take marketing photos so we can show off your home in the best possible light.
Going Live - With the Seller’s Disclosure and a list of any upgrades or selling points of the home in hand, we will go live on a Thursday morning. This means lockbox, showings and a sign in the yard.
Negotiations - As we receive offers, our team will work with you to find the best offer that meets your specific goals and we’ll begin the process of negotiating everything from sales price to closing date.
Option Period - You’ve accepted an offer and have an executed contract! Now, we start the option period. At this point, the buyer will do their due diligence with an inspection. We’ll negotiate any repairs needed, but during this time, the buyer does still have the option to back out.
Pending - The buyer decides to move forward, ending the option period. At this point, the lender and title companies do their backend work, including ordering the appraisal and a title search. Then we’ll get our clear to close!
Closing Time - We’ve sold your house! The buyer will conduct a final walkthrough of the home. As long as everything is ready, we will sign documents at the Title company and your house will officially be sold.
