2024 Mid Year Market Update

Hello Friends!

The theme of these past 6 months has been GROWTH - both for our Fine Point Homes team, and for the Littenberg family!

Since January, we’ve promoted Hannah Clegg into a Project Manager role, we’ve hired Kendall Loft as our new Marketing/Client Care Specialist, we’ve hired Yvonne Erwin as a Realtor and we’re so excited to welcome Casey Robbins to our team next week as our new Production Manager. Last, but certainly not least, George Thomas Littenberg joined the Littenberg family on May 26! It’s been a wild and fun time with 3 kids under 4 - he fits in so well and Big Sister Janie and Big Brother Gus have been the absolute sweetest older siblings (although Gus prefers to show his love in the form of laying on top of George. It’s sweet, I promise!)

We have seen continued growth in both our Real Estate and Construction divisions, thanks to the invaluable support of our clients, friends, and family who have graciously referred us. Alan and Leah have remained committed to their professional development through individual 1 on 1 industry coaching and participation in mastermind groups, as well as attending multiple conferences annually. These initiatives empower us to maintain leadership in our fields and deliver unparalleled care and value to our clients.

We are deeply grateful to pursue our passion and stand by you through some of life's most pivotal and challenging decisions.

Market Update & Current Trends:

Real Estate: The Dallas Fort Worth area is still in a seller’s market overall, but we have seen inventory tick up these past few months. Interest rates have stayed around the 7% mark all year, however if things continue the way everyone is hoping they will, the Fed is speculated to lower rates come September. We will continue to keep you updated as things change but when rates come down, we anticipate an increase in buyers entering the marketplace, plus more sellers inclined to sell to take advantage of these lower interest rates themselves. Due to this, expect to see more activity in the marketplace, with prices continuing to rise.

Construction: We’ve continued to receive a lot of inquiries for home additions, kitchen remodels and whole home remodels. One of the biggest updates to the International Electrical Code that all Fort Worth builders are required to adhere to is a change in outlet placements in kitchen islands. We are no longer allowed to place outlets on the side of kitchen islands, but instead can place them 3 other ways: inside the cabinets, on the countertop via pop ups, or in a small backsplash. As far as trends go, like we saw towards the end of 2023, warm tones across the board, but especially in cabinets and tile selections, seem to be here to stay for the time being.

Community Events & Giving Back:

We’ve officially coined our mission at Fine Point Homes as the following:

We’ve been having so much fun living out our mission through our client and community events so far this year.

We celebrated our Fine Point Homes Anniversary at Motorplace in late March, a unique venue we transformed for clients last year. Thank you to all who joined us—we had 80+ attendees, 8 partner sponsors, and 15 local vendors, making it a blast! Highlights included upscale tacos from Magdalena’s Food Truck, signature Fine Point cocktails, custom cookies from a little something cookies, and raffling off 3 paintings by Fort Worth artists Noelle Grace, Gretchen Schmidt, and Sarah Gates. Through the art raffle, we donated over $1000 to Fort Worth's Saint Vincent de Paul chapter, aligning perfectly with our mission of neighbors helping neighbors in need. Thank you to all who supported this cause!

Our most recent event was our 2nd Annual Tarrant Area Food Bank volunteer morning just a few weeks ago. Fifty of y’all showed up to help sort food and provide 7,803 meals for those in need right in Tarrant County. Seeing all of the kids' involvement was especially inspiring - Janie has already asked when we’re going back!

We have also loved supporting other local charities, schools and organizations so far this year, including sponsoring Overton Park Elementary and Saint Andrew Catholic School’s Auctions, plus Leah & Janie modeling in and Fine Point Homes sponsoring the TCU Chapter of Alpha Chi Omega’s Annual Fashion Show which benefits The Women’s Center of Tarrant County. We had the privilege of being a panelist on Rivertree Academy’s Entrepreneurial Board with their 4th & 5th grade students thanks to our client, Abbie. We also sponsored Fit4Mom’s Mom’s Night Out at the roller skating rink and a fun coffee morning with tons of moms and kids. Finally, we sponsored Wedgwood’s neighborhood Summer Kick Off block party thanks to our clients, the Genses.

This encompasses providing practical home maintenance tips year-round—like reminders for air filter changes and gutter cleaning—acting as a reliable connection to trusted vendors such as plumbers and electricians, and staying at the forefront of real estate market trends and cutting-edge building technologies. Most importantly, we take pride in ensuring exceptional care for you and your loved ones throughout every stage of buying, selling, renovating, or building your home.

We have plans for two more big events this year - our Breakfast in the Park morning and our Photos with Santa party so be on the lookout for those invites to come. We also have fun plans to celebrate Back to School soon for both students and parents, and of course our very deserving teachers!
