The Four Best Practices No One Thinks of When Staging your Home

As you prepare to sell your home, it’s important to craft the best impression for potential buyers. This is where the process of staging a house and prepping for showings come in. The goal is to make your house as appealing as possible to potential buyers as they attend open houses or private showings.

With the end goal of creating the best experience for the perfect buyer in mind, below are four best practices most people don’t know (or don’t think to use) that will help your home stand out. 

1. Remove personal touches

Unfortunately, showing buyers that a family made this their home usually doesn’t translate the way we hope it will. Instead, potential buyers need to be able to imagine themselves in the house. Therefore, remove anything personal for showings. This especially includes pictures of you and your family.

2. Clean - everything

Back to creating a first impression - you want your house to look its best. That includes removing dust in areas you may not have touched in far too long, cleaning the oven, etc. We want to remove any potential negative opinions about the house. Remember - $100 for a deep clean will be a mere drop in the bucket when you sell your home for hundreds of thousands.

The idea of cleaning also extends to organizing. Run through your closets, especially those designated for storage. Showcase your home’s full potential.

3. Lighting

Let your house shine, literally. Before leaving the home for a showing, ensure that all lamps and lights are turned on and have relatively new & matching bulbs. Buyers want to walk into a bright, enjoyable ambiance. We can also soften the lighting by adding sunshine where possible by opening all of the blinds and shades. Natural light will accomplish the same goal while providing warmth some newer light fixtures may not achieve.

4. Scent

Whether you want to introduce subtle scents through fresh flowers and candles or go big by baking cookies the night before, use smell to your advantage. One of the most powerful senses is directly tied to memory, a welcoming scent can help you stand out from the other showings buyers may be attending.

Of course, try not to use any overly strong scents or fragrances. We want to add to the ambiance without overpowering.
